Milton’s Design Review Board will consider several measures Tuesday related to neighboring properties along Bethany Bend – requested demolitions to allow for new residences, plus a review of a proposed major expansion of the Milton Montessori School.
Those and a new landscaping plan outside Milton’s Cuisine and Cocktails are among the items on the agenda for the committee on September 10. This meeting – which will start at 6 p.m. – can be attended live in-person or watched online at https://www.youtube.com/watch?v=T6UPNvCLShI.
Often referred to as the DRB, this committee consisting of seven individuals appointed by Milton’s Mayor and Councilmembers is part of the City’s public hearing process. Together, they review new construction and site development proposals as well as certain significant alterations to existing structures.
This board is also responsible for voting on demolition requests. There are six such requests on Tuesday’s agenda, though half pertain to the same project.
Specifically, an applicant is requesting to demolish several structures – including three one-story wood-frame residences, two sheds, and several driveways – at 3475, 3485, and 3495 Bethany Bend. These three adjacent properties are right next to the Forsyth County border. (They are also near, but distinct from, the Milton Montessori School project.) The applicant wants to build a subdivision on these same three tracts that cumulatively encompass 3.133 acres.
About two miles west along that same road – specifically at 2560 Bethany Bend, across from North Park – the same applicant is requesting to demolish a 1-story wood frame
residence, four other wood frame structures, plus a concrete pad and driveway on 2.015 acres of land. The developer’s intent is to then build two single-family residences on adjacent lots.
The next request is for 1255 Birmingham Road, a 22.21-acre property west of Freemanville Road. The applicant seeks to demolish stables and a guest house built in the 1980s, then transform the impacted area into pastureland.
The agenda’s final demolition request is for 3390 Sonata Lane in Avensong, a southeastern Milton neighborhood. Late last July, Milton firefighters and colleagues in Alpharetta doused a housefire on this property that – while it didn’t cause injuries to citizens and firefighters – significantly damaged the structure. The City has since deemed the home unsafe and recommended its demolition.
The Design Review Board will shift gears to conduct a “courtesy review” for a possible addition to the Milton Montessori School. Earlier this month, Milton’s City Council approved the rezoning to O-I (Office-Institutional), a revised “Private School” Use Permit, and several variances related to this same project.
The applicant is seeking to build a 24,000 square foot building that can accommodate 160 more students on this roughly 5-acre property.
The Board then will conduct a final review of a revised landscaping proposal for Milton’s Cuisine and Cocktails in downtown Crabapple. The new plan calls for a new 3-split rail fence along Birmingham Highway, removal of the tent area, an added lawn dining area, and landscaping alterations.
Tuesday’s last agenda item relates to the Deerfield Implementation Plan, a community-driven effort to chart a dynamic, vibrant, long-term vision for an area that includes Milton segments of Highway 9, Windward Parkway, Deerfield Parkway, Morris Road, and other locations in that vicinity. One element of that plan – as well as a “Design Manual” to guide developers thinking of projects in this area – is to articulate what kinds of architectural styles, uses, and scale would best fit this area.
DRB members will be introduced to this project and participate in an exercise in which they will share feedback on architectural styles. Citizens can also offer their own opinions on this topic at an “Open House” event scheduled for between 6 and 8 p.m. on September 17 at Stonecreek Church.
