Deerfield text amendments part of Community Info. Zoning Meeting

DSC_9350Milton will have a Community Zoning Information Meeting, or CZIM, on Tuesday at which people can learn more about and share their thoughts on potential text amendments to City Code – several of which align with the nearly completed Deerfield Implementation Plan.

The March 25 meeting will begin at 6 p.m. in City Hall’s Council Chambers (2006 Heritage Walk). Attendees can take in information, ask questions, and offer their opinions to City staff who will be present.

While this is an official City meeting, there are no committee members, formal presentations, or official votes. Rather, a Community Zoning Information Meeting is an opportunity to introduce the public – and give members the first chance to ask questions and offer opinions on – certain zoning-related items. These same items will later be considered by several City committees as part of the public meeting process, right up to the City Council.

These three items up for consideration are:

  • RZ25-05  Article 8 Use Provisions, Sec. 8.2.1 Use Table for All Districts Except Form Based Codes regarding assembly hall, event facility

This text amendment would allow an assembly hall/event facility only with an approved Use Permit within C-1 (Community Business) and MIX (Mixed Use) zoning districts.  This would be a change from the current approach in which such facilities are allowed “by right” within C-1 (Community Business) and MIX (Mixed Use) zoning. This change would make things more consistent with all transect zones within Crabapple and Deerfield form-based code areas, where a Use Permit is required.

 

  • RZ25-06  Article 2 General Provisions, Article 6 Special Purpose Districts, Article 7A Crabapple Form Based Code, Article 7B Deerfield Form Based Code, and Article 9 Site Development regarding Stormwater Facilities to correct references within the above Articles. 

DSC_9368If approved, this text amendment would provide more accurate and more consistent references to stormwater detention in five parts of the Unified Development Code. Essentially, it makes a slight change to give the proper reference to the part of City Code (Sec. 10.2.4.C - Detention/Retention Design) that gives a comprehensive overview of what is required for the development of stormwater facilities.

 

  • RZ25-07 Article 1 Introductory Provisions, Article 7B Deerfield Form Based Code, Article 8 Use Provisions, Article 9 Site Development and Article 13 Definitions regarding changes to development requirements, uses, signage, incentives, and the Regulating Plan (Zoning Map) for the Deerfield Form Based Code.

These text amendments would codify pertinent changes to the Deerfield Form-Based Code (and related regulations) in alignment with the community-driven Deerfield Implementation Plan. (For more on this project, go to www.miltonga.gov/Deerfield.)
