People on Wednesday can explore renderings and ask questions about a proposed mixed-use, multi-faceted development that incorporates elements of an existing office complex by Morris Road, Webb Road, and Deerfield Parkway.
This will take place at City Hall on December 17, starting at 6 p.m., as part of a Community Zoning Information Meeting, or CZIM. There are no presentations, votes taken, or recommendations made at CZIMs. Rather, these introduce citizens to matters that will, for whatever reason, go through the public meeting process.
On Wednesday, members of the Deerfield Corporate Center team as well as City staff will be in Council Chambers ready to engage CZIM attendees. The room also will be filled with displays of more than a dozen depictions of what’s planned for this approximately 25-acre property, which currently contains twin office buildings and fronts Lake Deerfield.
The proposal calls for 56.8% residential and 43.2% commercial units, with about 24% of the overall property being civic/open
space. The plan includes two buildings of multifamily units with 70 units per building; City approval of a “Use Permit” is required for this use.
The proposed development also features a range of amenities for people who live there (such as a gym, pool, and co-working space by the lake) and the greater community (such as a new community building with public restrooms, new public trails, and more). Other elements for this proposed mixed use development --- including retail spaces, townhouses and office space --- are allowed by right within the Deerfield Form Based Code.
