4 demolition requests, 4 courtesy reviews on Design Review Board agenda

Fire Station 41Exterior.With.SignMilton’s Design Review Board will be busy Tuesday evening considering four demolition and courtesy review requests, the latter of which includes them weighing in what color to paint the outside of Fire Station 41.

Anyone can attend the March 3 meeting in-person or watch online at https://www.youtube.com/watch?v=-Enl6CzhSiE. The proceedings will begin at 6 p.m. in City Hall’s Council Chambers.

The Design Review Board consists of seven appointed members who make recommendations to the City’s Community Development Director on new site development, new construction, and certain alterations to existing structures. This committee also conducts courtesy reviews on requests for variances from the City Code as part of the public meeting process (meaning other committees may take up the same items), as well as votes on demolition requests.

To that last point, four sets of demolition requests are on Tuesday’s agenda. They are for:

  • A pair of two-story homes at 14735 BIRMINGHAM HIGHWAY, a 9.98-acre property south of Birmingham Falls Elementary School
  • A single one-story house and barn at 16475 WESTBROOK ROAD, a 2.09-acre parcel in northern Milton just south of Mountain Road
  • A single-story house, garage, and shed at 13210 BIRMINGHAM HIGHWAY, a 1-acre lot south of Dorris Road
  • A house located at 15385 BIRMINGHAM HIGHWAY, a 3.53-acre parcel southwest of Nix Road

These votes will be followed by another quartet of items listed together on the agenda under “Courtesy Reviews.”

One applicant is seeking a three-part concurrent variance tied to existing structures at 12780 NEW PROVIDENCE ROAD, a 1-acre lot not far from State Route 140/Arnold Mill Road. Specifically, they want to reduce the 25-minimum side yard requirement to 21.8 feet and reduce the 50-year rear requirement to 44.2 feet for a garage addition. The applicant also is looking for a variance to reduce the 25-foot minimum side yard to just over 22 feet for a deck.

The next agenda item pertains to another three-part concurrent variance request, this one associated with 13250 BIRMINGHAM HIGHWAY. This 23.1-acre property (which sits not far north and on the other side of the street of Milton High School) has numerous pre-existing structures of various sizes, none of which its current owners plan to remove. The existing single-family home on the lot is proposed to become a guest house (after a new primary residence is built).

But they are seeking variances to:

  • Increase the maximum heated floor area for a guest house from 1,500 to 2,550 square feet
  • Allow a guest house to be to the side and in front of a proposed single-family home
  • Allow six existing accessory structures to remain in front of the same new home

The Design Review Board will then review a request tied to 580 HOPEWELL DOWNS. Citing the extreme grade of part of their property, the applicant is seeking a variance to reduce the 25-foot minimum side yard requirement to 14.875 feet (to the west property line) for a home addition.

The final courtesy review isn’t for a variance request, but rather to get DRB board members’ input on the exterior paint color of a City building – specifically, Fire Station 41 at the intersection of Arnold Mill Road and New Providence Road.

After this meeting, the Design Review Board is next scheduled to convene on April 14.
