If you want a homestead exemption – and the financial savings that you’d get from one – for this tax year, you must apply for one soon! The deadline is April 1.
A homestead exemption is a way to reduce what you pay in property taxes to the City and, in some cases, to Fulton County. Property owners must own and occupy their home as primary residence as of January 1 of the applicable year to qualify.
The following exemptions are offered by the City of Milton:
- Basic Homestead Exemption - $15,000 off the assessed value – Apply through Fulton County
- Veterans Exemption – The exemption amount set annually by U.S. Veterans Administration; this year, it is $126,526 – Apply through Fulton County
- Floating Homestead Exemption – Must have basic homestead exemption – this exemption is for maintenance and operating purposes in the amount by which the current year assessed value exceeds the “adjusted base year value”. Caps your assessed value each year to 3% unless you have had an improvement to your home after your base year – Apply through Fulton County
- Senior Exemptions with Milton – Apply through the City of Milton
- 65+ exemption is a $25,000 off the assess value – no income requirement – must be 65 or older before January 1 of tax year
- 70+ exemption is a full value exemption – income based, adjusted gross income on federal income taxes must be less than $100,000 and must be 70 or older on or before January 1 of tax year
- Disability is a full value exemption – income based, adjusted gross income on federal income taxes must be less than $99,648 (for 2026 tax returns) and must provide proof of disability
Property owners who already qualified in the past for homestead exemptions do not need to reapply each year unless there is a change in ownership (i.e. a name is changed into a Trust), or if the owner is seeking a different exemption (i.e., he or she now qualifies based on their age.)
