2026 Fulton County Property Assessment Notice Graphic Explainer

In the coming days, if they haven’t already, Milton property owners should receive their annual Fulton County property assessment notices in the mail.

State law requires county governments to assess property values and send assessment notices each year to property owners. In Milton, this responsibility belongs to the Fulton County Board of Assessors, which is part of Fulton County government.

This year, property owners may notice some changes to the assessment notice itself. According to Fulton County, the updated format is intended to provide clearer information and improve the assessment notice process. Fulton County has provided an explanation of the changes, which can be found here: https://fultonassessor.org/. You can use that same website to appeal your assessed property value if you feel it’s not fair or incorrect. You have 45 days from when the assessments are issued to file an appeal; the exact deadline to do so should be stated on the notice (either the paper or online versions).  Additionally, appeals can be made by mail or at certain county facilities. For more information, please visit: https://www.fultoncountyga.gov/inside-fulton-county/fulton-county-departments/board-of-assessors/appealing-your-assessment.

One significant change is that assessment notices no longer include estimated taxes owed to individual taxing jurisdictions, including the City of Milton. In previous years, those estimates were calculated before millage rates were set and could lead to confusion about what property owners would ultimately pay.

Property owners should also be aware that the new assessment notices do not include City of Milton homestead exemption information. As a result, homeowners who currently receive a City of Milton exemption may not see that information reflected on their 2026 notice. If you have questions about your assessment notice, you can review additional information through the Fulton County Board of Assessors at fultonassessor.org. Residents with questions or concerns specifically related to City of Milton homestead exemptions are encouraged to contact the City's Finance Department at 678-242-2511.
