District at Mayfield_LogoThe City of Milton created the District at Mayfield within the Crabapple area. This effort involves no rezoning but rather a citizen-informed "concept plan" paired with corresponding City Code text amendments that aim to better ensure consistency, quality and cohesiveness. This plan and the text amendments reflect the community and Council's vision for the future of this nearly 19-acre area around Milton's downtown. 

PUBLIC INVOLVEMENT

Citizens had the opportunity to attend several relevant City meetings and workshops that were part of the process of creating the District of Mayfield and the ground-rules for its included properties. All these meetings and workshops took place in City Hall’s Council Chambers (2006 Heritage Walk).

Impacted property owners, members of a select steering committee, the City’s project partners at TSW, City staff, and ultimately City Council were all involved in the process.

How big is the District at Mayfield?

The District at Mayfield encompasses 23 parcels spread over just under 19 acres.

Where is it?

The District at Mayfield is in Milton’s Crabapple area. It includes properties off Broadwell Road, Charlotte Drive, Mayfield Road and Mid Broadwell Road.

Did this replace the Crabapple form-based code that also covers parts of this same area?

No. Rather, it was a re-alignment of Crabapple form-based code in order to align with the concept plan for this defined area. This plan acknowledges the unique nature of the District at Mayfield while also making sure it is in sync with the rest of downtown Crabapple.

A special concept plan was developed for the District. Elements of this plan fall under Crabapple form-based code, with stricter development regulations to conform with this area’s unique character.

What will this “district” impact?

Amendments to City Code impact guidelines related to the exteriors of new buildings as well as outside modifications to existing ones within the selected area.

If I own property in this area, can I seek to make significant exterior changes right now?

Yes, now you can as long as they align with the revised text amendment. (There was another text amendment made in November 2023 that added an additional parcel to the District.) The City Council had approved a moratorium on the City’s acceptance of applications from tax parcels within the District at Mayfield for development permissions, plats, plans, or permits; concept plans; preliminary plats; infill regulating plans; use permits; building permits (excluding interior building or trade permits); as well as demolition, grading or land disturbance permits. This moratorium was enacted to allow for sufficient time to explore creating a concept plan (or “Small Area Plan”) for this District. Still, it expired after the Council adopted the concept plan on June 19, 2023.
